Cut The Clutter...

Simplicity is the key,

Yesterday we talked about leaving plenty of room for your prospects imagination. This is referred to as staging.

Think of it as a movie set. Everything is where it is for a reason. The clock, the newspaper, the fireplace tools. They are where they are in anticipation of the scene that's going to be playing out.

For that reason, you want to cut the clutter. All the little piles of books and toys and your puppy's chew toy.

It's cute to you but your prospect may be a cat person or not an animal person at all. Don't let a $5.00 chew toy cost you a potential sale. Set the stage leaving plenty of room for the prospects imagination to run wild.

Setting The Stage...

The latest trend for FSBO sellers is staging.

This literally means setting the stage when it comes to preparing your home to be shown. There are consultants who specialize in staging as well as those helpful people at your local Home Depot who are incredibly
knowledgeable when it comes to sprucing things up.

The goal here is not so much to create a show home environment as much as it is to make it feel like home for those visiting. Because buying a home is such an emotional decision, you have to create a space that potential buyers can fill with their own emotions which means removing yours.

I once toured a home that was owned by a Marilyn Monroe fan. He had photos and paintings of Marilyn in every room. he even had wine bottles with Marilyn Monroe labels. I don't have anything against Marilyn but I was a little overwhelmed and it definately colored my opinion of this home as a candidate.

You get the point here. Give your potential buyers room to visualize and dream. Keep in mind all the while that, while you may have a beautiful home, they're looking for a place they can call their own.

One word...EXPOSURE...

When you're selling your home the key is to get as much exposure for it as possible.

A couple of tips:

1) Use the
internet. Use free sites like Craigs List as well as a good listing site that shows plenty of pictures and markets online and offline.

2) Do not use a site that allows agent advertising. There is nothing wrong with agents if
thats the route you want to go but for FSBO sellers it's deadly for one reason...you're out gunned.

Agents have the ability to outspend you and a lot of them use coop advertising. This is just good business on their part but you don't have that kind of budget so, limit your paid marketing to sites that are exclusively
FSBO.

3) Tell everybody about your home. It's very inexpensive to put together a
flyer yourself and print a few copies. Keep them with you at all times and end every conversation with, "by the way, here's a flyer on my home. If you know anyone that's looking for a __________ have them give me a call.

4) Watch what you say. Studies show that people who use negative language in their ads get fewer responses and usually the responses they get are predators. Be creative and put a little energy into this. Use optimistic but not flowery language and don't
exaggerate, it really is a small world out there.

Glorious!

Good morning,

It's a Glorious Day here in sunny Colorado!

The weatherman predicted snow and it never came. That doesn't mean we won't get punched tomorrow but today we are celebrating.

In that spirit, have a great day and if you are trying to get your home sold, throw open the doors, pull back the curtains and let the world in.
In spite of what you've been told, the baby boomers are out and they are shopping.

Google Baby Boomers to get a look at what these folks are doing. Because they're now empty
nesters, they are downsizing which means less work and more leisure time. Are you in an area with lots of social or recreational opportunities. Well then, gear up, the Baby Boomers are coming. Accentuate the positive!
