One word...EXPOSURE...
When you're selling your home the key is to get as much exposure for it as possible.
A couple of tips:
1) Use the internet. Use free sites like Craigs List as well as a good listing site that shows plenty of pictures and markets online and offline.
2) Do not use a site that allows agent advertising. There is nothing wrong with agents if thats the route you want to go but for FSBO sellers it's deadly for one reason...you're out gunned.
Agents have the ability to outspend you and a lot of them use coop advertising. This is just good business on their part but you don't have that kind of budget so, limit your paid marketing to sites that are exclusively FSBO.
3) Tell everybody about your home. It's very inexpensive to put together a flyer yourself and print a few copies. Keep them with you at all times and end every conversation with, "by the way, here's a flyer on my home. If you know anyone that's looking for a __________ have them give me a call.
4) Watch what you say. Studies show that people who use negative language in their ads get fewer responses and usually the responses they get are predators. Be creative and put a little energy into this. Use optimistic but not flowery language and don't exaggerate, it really is a small world out there.
