Setting The Stage...

The latest trend for FSBO sellers is staging.

This literally means setting the stage when it comes to preparing your home to be shown. There are consultants who specialize in staging as well as those helpful people at your local Home Depot who are incredibly
knowledgeable when it comes to sprucing things up.

The goal here is not so much to create a show home environment as much as it is to make it feel like home for those visiting. Because buying a home is such an emotional decision, you have to create a space that potential buyers can fill with their own emotions which means removing yours.

I once toured a home that was owned by a Marilyn Monroe fan. He had photos and paintings of Marilyn in every room. he even had wine bottles with Marilyn Monroe labels. I don't have anything against Marilyn but I was a little overwhelmed and it definately colored my opinion of this home as a candidate.

You get the point here. Give your potential buyers room to visualize and dream. Keep in mind all the while that, while you may have a beautiful home, they're looking for a place they can call their own.
